  • Overview

     

    The Building Operator (Entry Level) working under the direct supervision of the Operations Manager is responsible for assisting, in the overall day to day building operations and maintenance of Regional Recreation Corporation of Wood Buffalo facilities and ensures the facilities are maintained in a safe and comfortable environment at all times. The Building Operator performs a wide variety of maintenance, repair, minor alterations and service functions.

     

    Anticipated State Date: August 16, 2018

    Position Type: 1 Position Available 

    Starting Wage: $43.44 ($1 less during probationary period)

    Posting Period: Open until filled

     

    Responsibilities

    • Minimum 2-5 years experience in the construction, plastering and painting industry.
    • Considerable knowledge of practices, tools, equipment and techniques associated with all trades.
    • possess the ability to troubleshoot and repair general commercial building and maintenance problems
    • Knowledge of industrial machinery and equipment.
    • Basic carpentry skills that include welding, cutting, basic mechanical and electrical work
    • Able to multi-task
    • Knowledge required to estimate, lay out and complete small remodeling projects such as framing walls, hanging and finishing drywall, installation of drop ceilings, painting, floor work, etc.
    • Experience in tile setting and installing carpet, rubber flooring, linoleum and hard wood flooring.
    • Experience in repairing and installing door hardware and windows
    • Experience in plumbing installation and repairs.
    • Ability to use and operate hand and power tools as needed in a safe, efficient manner.
    • The ability to work at heights
    • Self-motivated and the ability to work independently
    • Be familiar with all aspects of building operations.
    • Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained.
    • Operates mechanical equipment in a safe, efficient manner at all times.
    • Troubleshooting repairs to HVAC system components as required.
    • Respond and follow up on internal department/staff requests received through FAME, ensuring repairs are carried out in a timely and non-disruptive manner.
    • Conduct regular site inspections ensuring that the building equipment meets scheduled and periodic maintenance requirements and contractor service levels are achieved.
    • Carry out minor maintenance requirements on a scheduled or periodic basis including but not limited to filter replacement, lamp replacement etc.
    • Conducts regularly assigned Preventative Maintenance Program assignments.
    • Ensures that building standards and efficiency are maintained or enhanced.
    • Ensures that existing maintenance or service contracts are enforced and contractors are adequately supervised.
    • Monitors Risk Management and Environmental issues and report accordingly
    • Makes appropriate additions or adjustments as per bi-monthly test reports on all open and closed water systems, keeps up to date and detailed records.
    • Inspect and document, as required, internal construction areas during and after construction to ensure building codes, construction regulations and safety procedures are being followed, and that the integrity of the mechanical systems is maintained.
    • Conducts regular, thorough inspections of mechanical and electrical area, reporting all serious deficiencies discovered promptly to the supervisor.
    • Maintain daily equipment and Meter Reading Logs.
    • Comprehend all Safety, Fire and Building Codes.
    • Perform and/or monitor building Security requirements and Fire Alarm/Sprinkler systems.
    • Be responsible for the appearance of the property and for the safety and convenience of the guests, employees and tenants at all times.
    • Be available for On-call duty.
    • Other duties as assigned by the Operations Supervisor or Director, Facilities Management.

     

    Qualifications

    Education:

    • Completion High School
    • Valid Class 5 Driver’s license
    • First Aid/CPR/AED Certification would be an asset

     

    Essential Skills and Experience:

    • A minimum of 1-2 years of experience in building operations, painting & handy man experience
    • Strong Knowledge in building systems including mechanical/electrical/HVAC/troubleshooting and problem solving.
    • Minimum 1-2 years experience in general maintenance in a commercial, retail or industrial environment
    • Sound knowledge of building systems, life safety, and emergency procedures.
    • Hands on and strong knowledge of general maintenance
    • Ability to read and interpret mechanical/electrical blueprints;
    • Knowledge of basic computer skills
    • Ability to work independently with minimal direction and respond quickly to emergency situations
    • Time-management skills, able to work under pressure and manage tight deadlines
    • Good written and verbal communication skills
    • Good judgment and decision-making skills
    • Detail oriented and good organization skills
    • Excellent customer service skills

     

    Desirable Skills and Experience:

    • Building Operator (Level I) Certificate (AARFP)
    • Fall Arrest Certification
    • Skid Steer Certification
    • Lift Ticket
    • Able to handle multiple demands and competing priorities
    • Organized and detail oriented

     

    PHYSICAL REQUIREMENTS &WORKING CONDITIONS:

    • This position requires working on 12 hour shifts and be on call at specified times.
    • This position entails working both indoors and outdoors with frequent sitting standing and walking around. The employee will be required to use standard mechanical and electrical building maintenance equipment and occasionally lift up to 50 lbs.
    • This position may require travel between our various facilities within the Wood Buffalo Region. Access to reliable transportation is necessary.
